Abstract

La presente tesis analiza las condiciones urbanas, económicas, sociales e históricas de un determinado sector de Lima, el distrito de Breña, con el propósito de brindar una solución arquitectónica que en primera instancia mejore las condiciones generales de su entorno inmediato y que brinde la experiencia de un edificio diseñado eficientemente y analizado para convertirse en responsable con los actores involucrados tras su ejecución. En el primer capítulo se inicia con el análisis urbano, reconociendo conceptos a desarrollarse e identificando las características físicas del sector a analizar como su ubicación. En el mismo capítulo se hace mención de los antecedentes referenciales, que describen los Proyectos arquitectónicos que sirvieron como base para el desarrollo del presente proyecto y, por último, el Planteamiento del problema donde se desarrolla la Motivación, Justificación y la Situación del Problema en la que se analizan las fortalezas, las oportunidades, las debilidades y las amenazas del distrito de breña, desencadenando en consecuencia una serie de conclusiones generando un abanico de posibilidades de intervención arquitectónica. El segundo capítulo se enfoca en el Desarrollo del Proyecto: La Propuesta Urbana y La Propuesta Arquitectónica. La Propuesta Urbana se desarrolla en base al Análisis Urbano tocado en el Primer Capítulo. Con la propuesta Urbana planteada se procedió a elegir el tipo de proyecto. En esta segunda parte se ponen sobre la mesa los objetivos del Proyecto elegido y en consecuencia los objetivos, y el análisis de factibilidad (legal, urbanística, Planes de Vulnerabilidad, económico y social) y consideraciones tecnológicas, así como las ambientales. En el siguiente contenido de la Propuesta Arquitectónica se estudia el programa arquitectónico en base a las necesidades del proyecto (aforo, estacionamientos, dotación), de esta manera se definen las áreas de cada ambiente, la cantidad de estacionamientos, los aparatos sanitarios necesarios. Como consecuencia se plantea la sectorización del edificio y una primera distribución arquitectónica del mismo. El capítulo 3, 4 y 5 abarcan el Proyecto de arquitectura y especialidades donde se desarrolla la parte técnica del proyecto presentada en las memorias descriptivas de Estructuras, Instalaciones sanitarias, Instalaciones eléctricas, Mecánicas, de Señalización y Evacuación, con sus respectivos planos en las escalas indicadas. Del mismo modo se muestras las vistas externas e internas del edificio.

This thesis analyzes the urban, economic, social and historical conditions of a particular sector of Lima, the Breña district, with the purpose of providing an architectural solution that in the first instance improves the general conditions of its immediate environment and that provides the experience of a building designed efficiently and analyzed to become responsible with the actors involved after its execution. In the first chapter, the urban analysis begins, recognizing concepts to be developed and identifying the physical characteristics of the sector to be analyzed as its location. In the same chapter, reference is made to the referential background, which describes the Architectural Projects that served as the basis for the development of this project and, finally, the Problem Statement where Motivation, Justification and the Problem Situation in the that the strengths, opportunities, weaknesses and threats of the breña district are analyzed, thus triggering a series of conclusions generating a range of possibilities for architectural intervention. The second chapter focuses on the Development of the Project: The Urban Proposal and the Architectural Proposal. The Urban Proposal is developed based on the Urban Analysis touched on in the First Chapter. With the proposed Urban proposal, the type of project was chosen. In this second part, the objectives of the chosen Project are put on the table and consequently the objectives, and the feasibility analysis (legal, urban, Vulnerability, economic and social plans) and technological considerations, as well as environmental considerations. In the following content of the Architectural Proposal, the architectural program is studied based on the needs of the project (capacity, parking, provision), in this way the areas of each environment, the number of parking lots, the necessary sanitary devices are defined. As a consequence, the sectorization of the building and a first architectural distribution of the building are proposed. Chapter 3, 4 and 5 cover the Architecture and specialties project where the technical part of the project presented in the descriptive reports of Structures, Sanitary Installations, Electrical, Mechanical, Signaling and Evacuation Installations is developed, with their respective plans on the scales indicated. Similarly, the external and internal views of the building are shown.
