Vivienda multifamiliar "Villa Salud" en San Martín de Porres

Abstract

El conjunto habitacional “VILLA SALUD” se encuentra en el distrito de San Martin de Porres -Lima- Perú, se da como respuesta al problema urbano generado por el asentamiento humano presente en el lugar, este proyecto plantea una solución de uno de los problemas existente en el cono norte que es el déficit de vivienda y la demanda de la misma , ejemplo de eso se observan la sobrepoblación de las laderas de los cerros cercanos y las invasiones existentes en las periferias del distrito , evidenciándose así una necesidad existente de vivienda , otro indicador son los conjuntos residenciales que comienzan a aparecer de forma masiva por este sector de lima , las cuales tratan de cubrir la demanda de vivienda pero sin ofrecer mejoras para la ciudad. El conjunto planteado presenta cinco sectores o espacios conformados por la volumetría, las cuales se integran mediante la circulación peatonal, cada uno con una vocación de actividad diferente, como un sector pensado para el adulto mayor el cual alberga un SUM, otro sector pensado para la población adolecente y jóvenes este contiene una losa deportiva y un skatepark , otro sector para el esparcimiento infantil y una alameda , todos ellos alrededor de una plaza central, buscando así la integración espacial y configurándose espacios de interés para la población no solo del conjunto, sino para la ciudad. El conjunto buscan integrarse a la trama urbana existente, por ello el ingreso principal se encuentra en el cruce de la avenida panamericana y Juan Vicente Nicolini, el segundo ingreso se da por la avenida Juan Vicente Nicolini con el instituto nacional de salud mental Honorio Delgado - Hideyo Noguchi siendo este una calle de tránsito vehicular que circunda todo el conjunto, el tercer ingreso es por la calle Tiziano Muñoz el cual se encuentra entre la universidad Cayetano Heredia y el hospital Cayetano Heredia, el cuarto ingreso es mas de carácter vehicular como ingreso hacia los estacionamientos el cual se da por la avenida panamericana norte y la calle inca Garcilaso de la vega. Con esta intervención se busca satisfacer la demanda de vivienda en el actual asentamiento humano y hacer una contribución de espacios públicos a la ciudad el cual aporte a la mejora de la calidad de vida.

The housing complex "VILLA SALUD" is located in the district of San Martin de Porres -Lima- Peru, is given as a response to the urban problem generated due to the squatter settlement presented in the place, this project raises as a solution to one of the problems existing in the northern cone that is the deficit of housing and the demand for it, a clear example is the habitat overpopulation of the slopes in the nearby hills and invasions existing in the peripheries of the district, this is an existing evidences of the need for housing, another indicator is the residential complexes that begin to appear in masse on this sector of Lima, which try to meet the demand for housing but without offering improvements for the city. The set of proposition presents five sectors or spaces made up of the volumetry, which are integrated through pedestrian circulation, each with a different function or activity, like a sector designed for elderly people which houses a SUM, another sector designed for the younger population contains a sports slab and a skatepark, another sector for children's entertainment and a mall, all around a central plaza, seeking this way special integration and configuring spaces of interest for the population not only of the whole, but for the city. The complex seeks to integrate into the existing urban portion, therefore the first entrance is the main one at the intersection of Avenida Panamericana and Juan Vicente Nicolini, the second entry is from Juan Vicente Nicolini avenue with the national institute of mental health Honorio Delgado - Hideyo Noguchi being this is a vehicular traffic street that surrounds the entire complex, the third entrance is through Tiziano Muñoz street which is between the university Cayetano Heredia and the Cayetano Heredia hospital, the fourth admission is more of a vehicular character as entrance to the parking lots which is given by the North of Panamericana avenue and the Inca Garcilaso de la Vega Street. This intervention seeks to satisfy the demand for housing in the current squatter settlement and make a contribution of public spaces to the city which contributes to the improvement of the quality of life.
