Implementación de Bim para la mejora en la gestión de proyectos de residencias unifamiliares del NSE A

Abstract

Hay 6 capítulos; en el primero de ellos (capítulo I) se ubica el planteamiento de la problemática, donde hay diversos problemas de diseño, planificación, construcción y operación debido a que se emplean procesos en 2D y cómo se relacionan en la afectación de la planificación y gestión del tiempo del proyecto perjudicando la satisfacción de los clientes, en la hipótesis se plantea utilizar una metodología óptima del uso de herramientas BIM para mejorar la gestión y optimizar los recursos en las diferentes etapas del proyecto, teniendo como objetivo aumentar la fluidez en los diferentes procesos constructivos. En el capítulo II, se aborda el marco teórico sobre los importantes términos utilizados, antecedentes de herramientas BIM y el perfeccionamiento de la administración de los proyectos. Se revisa la base teórica del BIM. En el capítulo III, se desarrolla un estudio económico a nivel macroeconómico y microeconómico de la industria constructiva en el Perú, evidenciando diversas cualidades de este sector. En el capítulo IV, se explaya el estudio a nivel cualitativo y nivel cuantitativo. En el primero a través de una entrevista a expertos del sector construcción relacionados a la implementación y uso de herramientas BIM, a través de las cuales se establecieron preguntas sobre la influencia del BIM en la gestión, los problemas que tuvieron al momento de implementar BIM y los resultados. En el capítulo V, se explaya la metodología de implementación BIM, partiendo de un diagnóstico de la gestión de la empresa PADIC SAC, para luego plantear la propuesta del organigrama para una gestión con BIM y la propuesta de flujo de procesos para una gestión con BIM. Asimismo, se identifica las mejoras en el proyecto luego de la aplicación de BIM, por añadidura, se determina los indicadores de control de la metodología para la gestión de las viviendas unifamiliares utilizando las herramientas BIM. Finalmente, están las conclusiones y recomendaciones respectivas.

There are 6 chapters; In the first of them (Chapter I) the approach to the problem is located, where there are various problems of design, planning, construction and operation due to the fact that 2D processes are used and how they are related to the affectation of the planning and management of the project time harming customer satisfaction, in the hypothesis it is proposed to use an optimal methodology for the use of BIM tools to improve management and optimize resources in the different stages of the project, with the objective of increasing fluidity in the different construction processes . In chapter II, the theoretical framework on the important terms used, background of BIM tools and the improvement of project administration are addressed. The theoretical basis of BIM is reviewed. In chapter III, an economic study is developed at the macroeconomic and microeconomic level of the construction industry in Peru, evidencing various qualities of this sector. In chapter IV, the study is elaborated at a qualitative and quantitative level. In the first, through an interview with experts from the construction sector related to the implementation and use of BIM tools, through which questions were established about the influence of BIM on management, the problems they had when implementing BIM and the results. In chapter V, the BIM implementation methodology is explained, based on a diagnosis of the management of the company PADIC SAC, to then propose the organizational chart proposal for management with BIM and the process flow proposal for management with BIM. Likewise, the improvements in the project after the application of BIM are identified, in addition, the control indicators of the methodology for the management of single-family homes are determined using the BIM tools. Finally, there are the respective conclusions and recommendation.
