Resultado operativo en la construcción de un edificio de oficinas LEED

Abstract

El objetivo de este informe es presentar el proceso del Control de Costos en una obra de edificación de oficinas con certificación Leed mediante el Método del Resultado Operativo, sistema de planeamiento y control de proyectos efectivo pues reúne una variedad de aspectos tales como: avance físico, producción, rendimiento, resultado económico, resultado financiero, que usan las empresas constructoras más importantes de Perú. Comenzaremos el primer Capítulo explicando los alcances y objetivos fundamentales de este trabajo En el segundo Capítulo explicaremos algunos conceptos y terminologías del Control de Costos utilizado: Método del Resultado Operativo, describiendo el proceso, siguiendo paso a paso cada una de las herramientas empleadas. En el tercer capítulo describiremos aspectos generales de la obra Capital Derby, que es objeto del presente informe, desde su ubicación. En el cuarto capítulo explicaremos la planificación del proyecto Capital Derby En el quinto capítulo se mostrarán los controles semanales y mensuales que se llevaban en el proyecto en estudio, y que alimentaran el resultado Operativo Mensual. En el sexto capítulo ahondaremos en el resumen de los Resultados Operativos que se llevaron, desde su inicio hasta su liquidación, así como los Modelos de R.O utilizados en otras empresas Constructoras, En el séptimo capítulo ahondaremos en el tema de Ciudades Sostenibles en el Perú, y hablaremos de los requisitos que alcanzó a cumplir el Edificio Capital Derby para obtener la certificación Leed Silver. Finalmente presentaremos en el octavo capítulo las conclusiones y recomendaciones entre las que destacan los beneficios de la herramienta del Resultado Operativo y la importancia del planeamiento y control para una adecuada Gerencia de Proyectos.

The objective of this report is to present the cost Control process in a building construction of offices with certification Leed by using the method of the operating result, system planning and control of projects effective as it combines a variety of aspects such as: advance, production, economic result, financial results, etc, used by the most important construction companies in Peru. We started the first chapter explaining the reaches and fundamental objectives of thís work. In the second chapter will explain sorne concepts and terminologies of the Control of costs used like: method of the operating result, describing the process, following step by step each one of the tools employed. In the third chapter will describe general aspects of Capital Derby's project, which is the subject of the present report, from íts location. In the fourth chapter will explain the planning of Capital Derby's project. In the fifth chapter will show weekly and monthly checks that wefe in the study project, and which feed the operating monthly result In the síxth chapter will show the operating result, from the beginning until its líquidation and also models of Operating Result in another enterprises at Peru. In the seventh chapter will díscuss about the beginning of Leed Certífications in Peru and also the requirements that reached to meet in arder to obtain Leed Silver certífication. Finally will present in the eight chapter the conclusions and recommendations among which stand out them benefits of use the operating result and the importance of the planníng and control for the proper management of project
