Conjunto habitacional y oficinas en el Centro Histórico de Lima

Abstract

El Centro Histórico de Lima, ha recibido en los últimos años, una gran ola de inversión que le ha permitido empezar a recuperar, a 476 años de su fundación, el estatus de núcleo comercial e inmobiliario que lo perdió debido: al abandono, la delincuencia y el tráfico; sin embargo, a la fecha aún no se consolida como un Centro Vivo, y eso solo se dará a través de la reinserción de la vivienda. El principal objetivo del proyecto es la reivindicación de la vivienda en el Centro Histórico de Lima, sin generar desplazamientos, por el contrario que permita disminuir la segregación social. Sin embargo, en un reto tan importante como ese, no se puede contemplar solo el tema arquitectónico desde el punto de vista formal, funcional, y tipológico, sino también urbano y que responda muy claramente a un contexto de gran carga histórica. Esta tesis no solo parte en respuesta a una demanda, sino forma parte de un proyecto de Renovación Urbana, y busca generar una oferta de vivienda destinada a una población que permita convertir al Centro de Histórico de Lima en un centro vivo, a través de usos mixtos entre vivienda, comercio y oficinas.

In the last years, the Historical Center of Lima has received a great wave of investment that has allowed it to begin to recover, at 476 years of its foundation, the commercial and real estate nucleus that lost it due to: abandonment, delinquency And traffic; However to date it has not yet been consolidated as a Living Center, and that will only happen through the reinsertion of housing. The main objective of the project is the claim of housing in the Historic Center of Lima, without generating displacements, on the contrary that allows to reduce social segregation. However, in a challenge as important as this one, one can not only contemplate the architectural theme from the formal, functional, and typological point of view, but also urban and that responds very clearly to a context of great historical load. This thesis not only part in response to a demand, but is part of an Urban Renewal project, and seeks to generate a housing offer for a population that allows the Historic Center of Lima to become a living center, through uses between, housing, commerce and offices.
