Martinete. Proyecto Piloto para sectores socioeconómicos C y D

Abstract

El estudio consiste en determinar si el CRE Martinete cumplió con los objetivos planteados por el Ministerio de Vivienda Construcción y Saneamiento para la construcción del proyecto. El análisis aborda los aspectos normativo, tipológico, tecnológico y su implicancia social como agente regenerador de un sector deteriorado de la ciudad. La experiencia de Martinete demuestra que la utilización de sistemas constructivos industiializados y poco utilizados en las soluciones de vivienda económica es factible. El negocio inmobiliario y la industria de la construcción registraron un crecimiento significativo debido a la mayor disposición del sector privado en invertir en viviendas para sectores socioeconómicos C y D, gracias a la experiencia exitosa que se obtuvo con la construcción del CRE Martinete.

The study consists of determining whetber the CRE Martinete (low-cost residential complex) met the goals set by the Ministry of Housing, Construction, and Sanitation for the construction of the project. Tbe analysis addresses the aspects of regulation, typology, technology and the social implications of the project as an agent of regeneration of a deteriorated sector of the city. The Martinete experience shows that the utilization óf industrialized construction systems rarely used in economic housing solutions is, indeed, feasible. The real estate business and the construction industry showed significant growth due to the greater williogness of the private sector to invest in bousing for C and D socioeconomic sectors, thanks to the successful experience obtained with the construction of the CRE Martinete.
